Match the inspection to the reason for the visit
Routine maintenance, a change of appliance, a property transaction and an incident can call for different inspection scopes. Explain the situation when you inquire. Ask the provider which inspection level is appropriate and what parts of the system it covers.
Ask for useful documentation
A written report should identify the system examined, observations, access limitations and recommended next steps. Ask whether a camera scan is included, how images will be supplied, and whether cleaning is needed first. Provide any buyer, lender or insurer report requirements before booking.
An annual check is a sensible starting point
The Chimney Safety Institute of America recommends annual chimney checks and sweeping or repairs as needed. The actual work depends on the appliance, use and condition. If smoke enters the room or a carbon monoxide alarm sounds, stop using the appliance and address the immediate hazard rather than waiting for routine maintenance.
